There is a parcel of land just south of Oak off 44thStreet that is surrounded by a chain link fence. The land is a prime location for a thriving, profit generating business. It is also a perfect location for a quick stop on your way to catching the 202 on your morning commute.
For years the QuikTrip Corporation has viewed this property as the perfect place to put one of their future stores. QuikTrip offers each community it chooses to build in not only a place to purchase soft drinks made with filtered water, but many other advantages as well.
QuikTrip is a “Safe Place” location. A “Safe Place” location is an area where a troubled teen can go. Employees inside the store will contact the proper authorities to see that the troubled youth receives the assistance they need whether it be from an abusive situation, a homeless situation, or other life threatening situation.
The Corporation also contributes to the United Way and also provides the means for employees to contribute part of their earnings to a worthy cause out of their paychecks. QuikTrip also contributes donuts and coffee to MCSO each year when the Sheriff’s Department hosts their car show in Queen Creek. The proceeds from the car show benefit the MCSO toys for needy children program during the holidays.
Now, let’s talk about jobs. The economic impact of QT is such that each store generates roughly $100,000 per month in tax revenue. From start to finish, the building of a QT store will most likely utilize local contractors from approximately 30 trades in an area struck from high unemployment. Long term economic impact will have the store employing 20-30 employees full time and part time.
As to how a QT will affect real estate values in the area is definitely positive for that particular neighborhood. Is it a residential neighborhood? There is an office building right next door, and a hotel across the street. Technically, the area directly around the location is already zoned for business. And with stores that are well lit, well maintained the likelihood of attracting the wrong element is very slim.
Jarod Mendez, Real Estate Project Manager for the QuikTrip Corporation had this to say about their employees, “When you treat employees well they want to do a good job for their employer.” That attitude carries over to how their employees treat you, the customer.
You may be wondering just how you can help put a QT on that stretch of 44thStreet. Simple – vote yes on Proposition 2.
The Chevron located just down the street from the proposed location declined to comment.
